CURRICULUM VITAE – PHILIP MOSES, MRICS

I am a Member of the Royal Institution of Chartered Surveyors (RICS).  I gained election to the RICS 1988.  I am a Registered Valuer, and have carried out valuations of property whilst working for a number of local, regional and national organisations since 1985.

In 2011, I qualified with the Legal Experience Training Advanced Professional Award in Expert Witness Evidence (LETAPAEWE) accredited by Edexcel at a level 7 (Masters level) BTEC and approved by the RICS.  In September 2013 and February 2014, I completed follow-up training courses on Expert Witness Meetings and ‘Hot-Tubbing’.  In November 2015, I received one-to-one court familiarisation training.  I regularly attend the annual autumn Bond Solon expert witness conference in London.

Since 1988, I have undertaken valuations of residential and commercial property and land throughout Dorset and in parts of Hampshire, Wiltshire, Somerset and Devon, and have worked on occasions in Southampton and Salisbury.  I set up my own practice in December 2010, and in November 2014, I acquired the practice of Rutland Chartered Surveyors. We now trade as Moses Rutland Chartered Surveyors.  My company currently has offices in Verwood, Dorset and Totton, Southampton, with ‘satellite’ offices in Bournemouth, Dorset and Lymington, Hampshire.

I am experienced in carrying out valuation and surveying work in the following fields:

  • Residential property valuations
  • Commercial property valuations
  • Valuations of land, including undertaking development appraisals
  • Valuations of freehold and leasehold properties trading as operational entities
  • Surveys of residential property
  • Surveys and schedules of condition on commercial property
  • Valuations for tax purposes
  • Valuation reports for dispute resolution
  • Charities Act valuations and reports
  • Landlord & Tenant valuations and negotiations

I regularly provide valuations and associated advice and negotiations in accordance with the procedures set down in the RICS practice statement and guidance notes titled “Surveyors Acting as Expert Witnesses”, as well as the Civil Procedure Rules and Family Proceeding Rules, and I can supply a sample of my standard terms and conditions of engagement, should you wish to see them.

In recent years, I have undertaken a number of valuations of residential premises in the general locality of the subject property.

I have also been involved in providing expert advice in connection with a wide range of property types and scenarios, particularly valuations of residential/commercial premises/land in connection with matrimonial or other disputes or negligence claims, including:-

  • Valuation of residential property in Romsey
  • Expert report and valuation of residential property in Chandlers Ford for a matrimonial settlement

I make every effort to be thorough and forensic in my work, and endeavour to provide a very high standard of accuracy and service.
